I've been hanging around the forums and podcasts for a couple months now.I'm 22 years old and bought my first 3 unit house at 21 I live in Massachusetts in a suburb between Worcester and Boston right at the intersection of 495 and the pike (if your from MA you'll understand) but that means the prices are high.I moved out of my parents house and into one of the units.

The general idea is that realtors have money to throw around and this is why they have the fancy cars, they dress nicely and they hang out in fancy places.

My neighbor landlords appreciated my efforts as well.Maybe with big brother watching, the neighbor tenants will be less likely to "hang around" outside of the property.

If for some reason I had to then I would just do a standard lease and treat them like a tenant (no beers after work, no hanging out watching the game) with a Right of First Refusal for when they were ready to actually purchase it from me.

Also, be wary of turnkey providers with rosy numbers, after my opening post I received offers with almost no budget for maintenance, no reserve, no CapEx, no vacancy reserves, etc.If you listen to at least 100 podcasts, read as much materials, and hang out in the forums learning, you will protect yourself.

If you're handy with a hammer, enjoy laying carpet, can hang drywall, roof a house and install a kitchen sink, you've got the skills to flip a house.
