I get several calls a month from "wholesalers" claiming to have deals that are way over priced...While I think being determined and persistent will help you, don't quit your day job to do this.I think wholesaling can be extra income but finding the deals to do it full time is going to be extremely hard now a days...just my opinion...

The process of dealing with the government was also extremely slow. our potential tenant was going from a county to city limits voucher, and it took 2 weeks longer than the 4 weeks HUD proclaims it would... communication with the gov can be difficult as well.

What is nice is that you can borrower in the name of an LLC, with high leverage, and rates that are extremely competitive.
