If I have to buy a property that is already in good shape, the cost to purchase will no doubt be high.

i often see unimproved land for sale listed on ebay even in such prime markets as beverly hills and malibu areas, and occasionally even a home in los angeles county for auction/buy it now.have bought cars on ebay before with no big issues but doubt i'd ever buy real estate on there cuz of clear title concerns!
