I agree with you that the part right by Inglewood is good - I have also seen closer to the 110, on the other end of that zip code (i.e. past Normandie towards Vermont), and I think that section can be rougher, but as we know, people are making money everywhere - I'm sure it'll continue to improve in the future.

Also it’s in a development which could lead to future ownership of other units adjacent to the property.

My motivation to start out buying and renting out properties is growing day by day but I am looking for any guidance and advice on how to move forward with a few properties that I predict with not only grow in value in the near future to sell but to provide consistent cash flow month to month. 

The future, who knows but I still look for good RE investments.
