It's pretty bare bones but that's kind of why I like it. 

OrtizI was in your shoes about 6 years ago and barely convinced my GF, now wife, at the time that we should buy I house.

But the llc’s are basically for barely/kinda hiding your identity in public records rather than asset protection. 

Further – while the qualification and documentation is much less than conventional mortgages – the interest rates are just barely higher (typically around 1% more).

I have had a few viewings, there is barely any other inventory and feedback is that property is fairly priced but the buyer wants to keep looking.

Most on this site look for properties in just that state ... owned by out of state investors who just barely turn a profit and then get hit by some sort of negative event.

(I will be doing this when I'm closer to buying)So it looks like I'm just barely making that 1% rule of thumb marker. 

The loan servicer will likely do the bare minimum required by law, which I believe is somewhere in between "request proof of death and inheritance" on one end, and possibly "do nothing" on the other, depending on what compliance lawyer you ask.

I was able to actually speak to someone who barely spoke English and had no idea about financing or loaning money. 

Some of the deals where I've made the most commission were the easiest ones and I barely had to do anything.
