Rental Analysis Spreadsheet Feedback

Hello BPers!

I'm a new investor and to assist in my learning I created a rental property analysis spreadsheet.  It's pretty bare bones but that's kind of why I like it.  I try to keep things simple and not overcomplicate.  A few key points:

1. It doesn't take appreciation into consideration as I believe appreciation is just a bonus.

2. The evaluation criteria in column I is subjective and changes by locality.  

3. Utilizes conventional loan w/ 20% down but formula can be adjusted.

4. Only cells w/ red text should require input.  All other cells are self-populating unless you'd like to change things in the formulas like #3.

I've analyzed a few properties with it so far and seems to work well but I welcome other's more-educated opinions .  Please give me your feedback!
