When I was 27, I was broke with a Wife… 4 boys… no furniture…no house or car.

If you're not living in the property, sooner or later you'll have party guests come in and damage the furniture, the property itself, or both. 

I'm not on FB personally, but the marketplace sounds like a good idea and love the idea of checking out their page to see what they might be like.The unit currently does have a tenant - though he is very clean and the place is well kept with nice furniture, etc - those are interesting thoughts about the vacant unit working better that I will keep in mind.  

At least the usable furniture and appliances!!

Also he's giving me some great furniture for pennies on the dollar.

Our tenant has put furniture on the front porch, hooked up a TV (fire hazard) and nailed shutters up to act as baby gates.

So maybe youclean up the yard a little, remove trash and cut the weeds, and empty out the junky old furniture and appliances left over fromthe previous owner (or maybe you don’t).

I've licked the back of lots of envelops for Direct Mailer's, moved staging furniture, etc whatever the full time investor's needed help with, and it'll pay off eventually. 

If they end up having to physically remove a tennant from the building and put furniture on the sidewalk that date is two weeks after the judges date.
