In my opinion there is no better time to educate yourself, because while numerous people may be exiting the asset class, few are spending the time learning how to profit in it.

If you are just looking for an off market deal you may be better of connecting with some Chicago wholesalers. 

This is a smart way to get better ROI. 

Better yet, have him just add you to title so you don't trigger the due on sale clause.Just my Humble Opinion.

While I can get information on this question online, such as brick is obviously more durable and long lasting have a better resale value than vinyl, I'm still struggling to make the decision on which property to go with.There is a quadplex vinyl exterior property for 210 per unit versus brick exterior property with wooden deck in the backy for 230 per unit in middle Tennessee.

Will a good concrete company have access to the necessary equipment to grade and dig to prep the site or is it customary to have to rent that equipment for the concrete work to be done?

Just North of Spring Hill in Holiday or in Crystal River you can get a better bang for your buck but it all depends on your comfort level.I am over in Pinellas County by Madeira Beach/Treasure Island and 4 units over here are about the same $650K to $800K depending on year built and closer to the beaches.

That will give you a lot more (and better) responses.  

I suspect there are Midwest cities that have done better than Columbus and those that have done worse than Cleveland and Toledo.  

I want all my deals to have better than 80% chance of success, no matter what the market does.
