It helps to weed out the tire kickers (of which there are a TON) to not waste time with no-shows at showings, folks who "love the place" but then go blank and never fill out their app, and folks who are approved and never show up to sign the lease.

.), property managers (tired landlords clients).I'm pretty much a one man operation at this point in time (use a VA for some project work from time to time, have a call center answer the initial call and email basic details, etc.) plus have a W2 job and family.What I've been doing so far has worked, but I really want to maximixe effort and profit this year as my ultimate goal is to grow this into being able to quit the W2 life (need to net about $200k per year to do that).Interested to hear others thoughts.

I had thought about having her field the first round of calls and just fill out a basic questionnaire sheet to determine the “deals” from the tire kickers, update the CRM accordingly, and pass on the deals to me to follow up on, go out and see the properties, and close the deals.
