Perhaps as a speculative bet on future appreciation.Lakewood and Edgewater are better than those areas, but still awful for finding rentals.

He divulged what seemed to be his knowledge on the property and at one point there was even some speculation on the current or previous owner of the building.We scheduled another showing yesterday to view one of the apartments that wasn't accessible the week before.

The cycle of this and length of time varies by local market on a micro scale and then also by national factors on a macro scale.When the markets recovers these high appreciation markets attract speculators that drive prices up.When they also leave the market it drives prices way down.So California,New York etc. you have wild swings in value whereas say in Georgia we slipped in value as well but prices were not as extreme.Investors like cash flow because it is an immediate quantifiable income.Appreciation is a crystal ball speculative investment that you hope grows faster than inflation every year.I will say there is only so much land to build on for high density areas.So if you make a bunch of money at your job and have reserves than it could be a great long term appreciation play plus rents could rise at a fast clip.You have to remember every investor has a different plan.The investors who are my clients think differently based on a different set of goals and how they want to allocate time.

Neither is necessarily right or wrong, you have to do what's right for you, but i have to say I believe there are 2 different kinds of debt - consumption debt which is bad (e.g. student loans and credit cards), which Kiyosaki calls "doo dads" and what I consider "good debt", by using other peoples money (such as a bank) to purchase INCOME PRODUCING ASSETS (NOT speculative ones).

(I am speculating due to lack of information in the post) Second liens offer some of the largest discounts and reinstating those loans can create some pretty nice cash flow and windfalls since they tend to trade for such low prices.

I got lucky with my two properties down here (still live in one of them), but that's mostly because I bought five and two years ago.OTR and the surrounding neighborhoods are either overpriced for investors or, at best, a speculation play on what will happen in the next five years.
