As I sit here planning my goals for the week I am struck with an overwhelming sense of fear, my initial thought is "Am I even capable of pulling this off?".

I inspected a single family home a few weeks ago which had been 'pre-inspected' by another local home inspector at the behest of the realtor who had the home listed for sale.

I've heard things like tax debt, remarriage, and sadly a senior couple who could no longer live alone.part of that Is the wet closings you do we do dry closings.. we sign anywhere from 1 week to a few days before the actual recording of the deeds.. then funds are dispersed the next day.. no one gets checks on the spot like you guys do.. 

We were pretty close to going in on a duplex in portland a couple weeks ago, but couldnt get the numbers to work out right.Anthony - would love to talk with you more about your interest in the multi-family space. 

We have a buyer closing on a 3 family next week. 3k gross rents, 210K purchase price.

Hopefully, I will meet with the wife this week to obtain a firm answer.

I recommend requiring the property to be empty at least one week prior to closing, preferably two in case a tenant delays.
