Because there is no door separating the basement from the rest of the house I think damage to the rest of the house, which includes new (fairly high-end) carpet and paint, is inevitable.I'm considering asking them to purchase and use an air filter machine as a partial solution.

The fireplace on an interior wall seems odd; I'm used to seeing them on exterior walls to accommodate things like air intake.I'm assuming that the linen closet on the first floor opens into the bathroom there; the bathroom door and this closet door might be bumping into each other a bit.No window in that first floor bath?

Anyway, in the meantime I have discovered that there are forced-air vents already installed throughout the building, apparently from a previous forced-air heating system (old oil-furnace - hence the underground tank issues...).

Hiring a good SEC attorney will walk you through the process of the Syndication.If what you lack is confidence that you can keep all of the balls in the air and pull off a Real Estate transaction that happens to include a syndication, that is understandable.As was said earlier, you need to bring something to the table for the syndicator/mentor to risk wasteing his/her time and/or reputation.Get educated on deal analysis, the market you are in, legal ways to raise money from investors, etc.
