You can't depreciate share spaces like kitchen/living. 

The rehab would include demo walls, put up new walls, add bathroom, new plumbing, electrical, new kitchen, new floors, new sheetrock, paint.

Im here in City of Atlanta and I have a house that need a full Kitchen, light electrical (cut wires in 2 room, install light cans, wall fix/holes, ceilings re-installed, full bathroom. 

Simple to renovate as most of it was upgrading new kitchen bathrooms, paint , floor and fixtures.The value after renovations is around 575k.

My tenant just called saying they just had a fire in the kitchen.

I'm about to make a lot of renovations to it that will significantly increase the value of the property (roof, interior/exterior paint, flooring, kitchens, bathrooms etc).If I apply for a HELOC, will the bank likely use the purchase price from September or will they consider the renovations when appraising it?

They also left rugs, poop scoopers, and kitchen gadgets behind.
