DIY Rehab and Permits Question

Kevin Chen
Posted

Hey guys, I’m new to this forum. I’m in the process of my first rehab project in NJ. I want to know what Rehab work I’m allowed to do myself and which have to be done by licensed sub. (I am not licensed but very handy and have done previous work). The rehab would include demo walls, put up new walls, add bathroom, new plumbing, electrical, new kitchen, new floors, new sheetrock, paint. This may be a loaded question, so I’ll break it down into different questions.

1) I understand electrical/plumbing must be done by licensed sub. Am I (DIY) allowed to demo, frame walls, add kitchen cabinets, tile, floors, sheetrock without license? Note I would get these permitted from the town, but not sure if GC work would require contractor license.

2) Permit process question. Would one permit request cover all the rehab work? Would that also include plumbing/electrical? Note: I understand each town has different processes but asking for a general idea.

3) Inspection question. For final electrical and plumbing inspection to close out the permit, do the walls have to be un-sheetrocked for the inspector to complete the inspection? Or can the inspector do the inspection after walls be put up.
