@Twana what makes difference is to find a great deal like everything else cars go to Menhein where the car dealers buy and sell it to make a profit.

This is a simple human interest thing. 

But if you don't like those odds then avoid situations where you are alone with another human.

If you are a "dealer" you are not allowed to do IRS Section 1031 exchange. 

Depending on how many homes you sell, you may also need a California Dealer's License. 

I have a lot of investor clients who analyze properties on spreadsheets and talk about raising the rent, but then don't take into account the human side of that process.
