Though I hesitate to be in the same room with a Chiro and PT.Sounds like we are all on a similar path and came maybe help get each other off the ground.

@Lamont Marable with that small of a loan, it's not worth the risk for a couple grand.

It is very well built but what really piqued my interest was the potential to convert the formal dining to a 4th bedroom simply by adding a door. 

That doesn't leave me much wiggle room for closing costs when reserves are factored in.Please let me know if you have any ideas or referrals.

My house is a 2 story (3/2) upstairs and downstairs 1/.5 + a huge family room and a bunch of closets I will never use.bought in 2009 for 745000 in the SF Bay Area Peninsula4/2.5 everything re-done in 2008zillow/trulia shows $1.4MThere is 1 exit through the garage and 1 private entrance through a side door/side yardI need to install a small kitchen , a shower and move the laundry room into the garage.

The issues I face are that the SFH that i buy are in a college town where they are rented out per room as opposed to a local family for less.

Maybe not totally true - some windows do add something to the look of a room. 

I simply want to get things rolling and a condo that makes my housing expense tolerable by renting out the other room seems to be my best option at this point.
