I am afraid to allow yet another person in the house who is going to cause damage, which I will just have to eat because they aren't paying any security deposit.

I also earned a "green designation" as an "EcoBroker" since I am interested in sustainable living and the environment.I returned to the San Francisco Bay area, where I was born and raised, hoping for better luck in the real estate business. 

I keep a pretty busy schedule, but I always say, a man's gotta eat.

Hello everyone -So I just wrapped up my first year as an investor and landlord (great experience so far) and I'm in a situation where I need to decide whether to take one of my tenants to small claims court or just eat the losses as a learning experience.The property I acquired is a commercial  office/warehouse property with 8 units: two units are shared and there was 1 vacancy.  

As a side note, I am also a huge Green Bay Packers fan (GO PACK GO!)

The mortgage banker should have never given you the green light to get the loan started.Its true that in the East Coast folks go from state to state and do commute 1 1/2 to 2 hr.

The tenant did not like the bright green color in two of the rooms, admittedly I have to agree.

I would think that after 6 1/2 years I could eat up a security deposit bringing the place to rentable again.
