At this point, we'd have enough passive income from our 8 units that one of us could (insert dream here)!

To put that in a practical sense ..so many people will do mental gymnastics to try to rationalize a lousy return on a property by saying things like “ maybe I can get 30% more in rent when that amazon distribution center comes to town in a few years “ or “ there’s a lot of growth in the area and it’s going to experience gentrification soon” or “ once I add a few shrubs and paint I can brrr this house and get 50% more money out of it “ the point is a lot of people are banking on things that are in essence speculation and wishful dreams .

Needless to say, there are former steps to go through before your dream comes true.

Before you start hunting for your dream home, decide on which features you absolutely have to have and which ones would be nice (but aren’t absolutely required).

Snookie has a dream to buy a 4-plex but doesn’t think she will      qualify based on her scenario, income, assets.

If the market is saturated when they get out of college and the degree has little value now the kid is in really big trouble feeding the large student debt instead of their dreams.Being real a lot of college degrees these days are worthless and the institutions make money selling a dream to the parents sending the kids there.

This is obviously for a buy and hold purchase, and I was hoping to receive a tad bit closer to 12% ROI (or is that just a pipe dream?). 

I have heard of several different university studies on this subject ( closest friends and your habits) over the years .regardless of all that it’s been my experience Non ambitious and negative  people will drag you down in life .theres a stark difference between a “ drifter” and person with dreams and goals in life .
