@Bobbie Cowan  as a borrower not that critical.. use whoever you like.. some options that I am aware of are ( depending on if they work your area) that like mom and pop flippers. ( and just assuming your a mom and pop flipper :)))Lendinghome   ( I have used them pretty easy)Lima one  ( have not used them but know they are real and reputable)vizio ( they have retired a bunch of my clients deals were I got paid off as the short term lender so I know they are real)lendingone in FLA is real.then you can try the various crowdfunders out there..

One of Dale Carnegie's golden rules is "Don't criticize, condemn, or complain" because it does the opposite of building rapport - which is your #1 priority when you first talk to sellers - make sure it's' actually a deal and develop rapport.

I will say that I'm an agent as well and from working with other buyers there is definitely a lot things that agents do during the transaction, including the paperwork portion which is very critical during the process.
