New to this and need advice.
I purchased a mentoring program before finding BiggerPockets. The program is great in the fact that it has a lot of good information on investing finding deals marketing and even financing. They have a lot of step by step instructions on how to speak to sellers as well as coaching to help you close the deal with the most Roi. My issue lies in getting the actual deals which I'm sure is the issue for a lot of new investors.
I have done a lot of marketing to try and get leads and then convert them to deals. I have a website and I use Google AdWords to optimize my exposure on the internet. I have sent out multiple Direct Mail campaigns via postcards for absentee owners as well as pre foreclosures. I have sent out yellow letters to mortgage lates. I have handed out business cards to multiple different people including UPS FedEx and mail carrier drivers. I have car magnet signs which detail what I do which is buy houses with my website and phone number on it. I have also bought a for sale by owner list and have called multiple listings to find out if they are still selling.
What am I doing wrong? LOL. Most of the calls that I receive are people either angry that I contacted them or want way more money for their property than what it is worth according to comps in their area. I even had an 85 year old man yell at me telling me that I don't know what I'm doing and that he's been in business over 65 years and who am I to tell him what his house is worth.
Long story short, what could I be doing better? I know there are tons of deals out here where I live I just don't know how to get them. Any suggestions would be greatly appreciated.
