I guess the downside risk is if something happens in the common area that would be an additional expense out of my pocket unless it was directly attributable to a specific tenant.

You would go to college to network with high-income individuals (professors if you'd consider them as such) and use them as references to your character if you ever need it (it would definitely come in handy).

If the attribute is high end it is installed because this is a typical feature that tenants expect.If it is at the low end, such as $700 or $800 per month, it will not be installed.When tenants abuse them, they are more troublesome than their value.
