You are a fool if you think otherwise.If I can't trust that my client understands the market and the deal, has the skills and ability to close a deal, or is not comitted to working with me, I am wasting my time and energy.

If you set an oven on broil the element on top goes on and browns the top of the food, if you leave it on too long it burns. 

The windows need to be customized and for replacing and making it more energy efficient impact doors are the best option.

Sticking to more fully vetted investment models like stocks or mutual funds may be better use of time and energy.

A chuck in a truck can just move on to the next one after burning you.

Unfortunately, I've have been burned by previous tenants for skipping out on the utility bills. 

Someone sent me a text message the other day saying that God hates me for making such a low ball offer, I'll burn in hell, and they will pray for me in Church next Sunday as they had their property appraised and know it's worth so much more than my offer.

There really is no way for this thing to ever equal out, except of course if it were to burn the ground, even then you might have a gap.
