Some of the things that are a must for me is 1) Deal MUST have preferred return. 2) I have to trust the sponsor (go to their website and/or check their you tube page) 3) I don't invest in sponsors first or second deal.

My only knowledge in real estate is from youtube videos from King Khang and Ryan Pineda, I joined their local Facebook page but no one is really that interested in answering some of my questions and sometimes even get criticized for the questions I ask.

I really want to target video and youtube because there are so few that do that in my area, and video is huge.
