hi,As I'm in the learning process about real estate investing, I want to study the angle of turnkey investments sold by companies.My question is what exactly do I need to know about the property when I do the due diligence to find out if it's a good buy, where do I find this information or should I use a lawyer for that? 

I love audio books so that has been my main method of study, including The Book On Rental Property Investing, which is how I came to this forum.

we all agree that market is high so we need to be more careful in analyzing deal ... but no one knows about market correction time frame... you can study Canada, Australia market... they are keep going up since last 15 years... that can happen to US..?

What studies have these syndications done to determine future rent increase.

Currently, I work for a student housing real estate developer, and I'm studying some of his past deals and seeking new rehab and development opportunities near campuses throughout the Southeast US (predominantly).

Several years ago I was a licensed Real Estate Agent, I am currently studying the multifamily market as that is where I eventually want to be.
