Knowledge is power and BP is like a goldmine but my advice would be to start networking and building a team.

That means you have to have a bank of expensive batteries and reduce power consumption at night when you need more power or simply revert to your normal power supply. 

Septic is rarely the problem, but wells and pumps can give you all kinds of problems - problems I don't want to deal with in an STR, not to mention the cost of power to operate the well.

Get the advice of an agent in your area but in addition to what's been said: paint job, flooring, exterior appearance (new siding/paint/power-wash/whatever) and landscaping.

Having your license while being an investor is powerful and under rated.

I'd appreciate power-tips for major rehabs on the first try, mindset and mentoring advice.

Storms can take out power, etc, and in those scenarios I believe a refund is the right thing to do.

I think @Leslie A. is correct in that maybe buy and hold mobile investors are not quite as strongly represented on the forums.

You'll just need to make sure you get them to provide you a limited power of attorney to transfer the title into your name (or company name).
