@Rob DavisI would pay for painting something like that because I feel like that is routine maintenance that needs to be done between tenants.

I feel very uncomfortable making an offer without that due dilligence info, but as I understand it, that comes after the contract is executed.

@James Kojo, If you feel uncomfortable providing the Realtor with bank statements to show proof of funds, ask if it would be acceptable for you to provide a pre-approval letter from a lender. 

I would do it with other filters and lubing the garage door or other routine items in one visit.If you want the tenant to do it then put a dollar amount on it and have this is writing similar to this: The tenant can choose to change the filter or pay $65 every 6 months for parts and labor to have this done.

(We have a new baby, so some of the more uncomfortable options for house hacking aren't really options for us.)
