Potentially your down payment will be lower and interest rate significantly lower. 

In 12209 you want to be on Delaware Ave or preferably west of it. 12208 is the area around Albany Med/Law schools which has a lot of good neighborhoods but prices are higher and cap rates are low.

Over the past year and a half, I invested in fuor rental investment properties with the mortgage rates of 6.3-6.8 for each of the property over 30 years.

That means a higher rate and less favorable terms. 

If the fees are defined as "additional rent" in the lease, the LL can deliver a 3 day notice to pay or vacate, but if they are not defined as "additional rent", deliver a 7 day notice to cure by paying the fees. 

My lease states that anything the tenant owes me like late fees, utilities, damages are payable "as rent".

We’ve been full 90% of the time at 1.6X the LT rate.

My question is would you guys rather sell stocks and take a long term cap gains at 15% tax rate, or take a loan and keep the stocks growing.
