@Hilary Catton I thought of one more thing:Is there any way we can identify other people on Bigger Pockets who have connected with us and distinguish them from those who have not, or others with pending requests?

I was up there a week ago and will be putting some offers on a few houseboats pending an inspection.

Realtors can also search sold, pending, expired, and terminated listings where I don't think you can in most public MLS websites.One other big difference is access to listing brokers comments on the property and attached documents along with the home owners name and phone number.

The biggest problem I have is finding an agent to show me the property before it is pending.

I'm considering "retiring" and doing something else.I don't love being a Realtor; the hours in particular are difficult, I often don't feel like I can keep my mind from wandering to clients and pending deals, and I don't feel I've had domain over my own mind, or gotten away from work completely, in more than 3 years.

The seller knew that many buyers would get scared off by the building's unique lot conditions and structural issues, so he took the discount and sold to us rather than risk going pending and back on the market a second time.

I was reviewing the East Terrace (East Atlanta) solds/pending/actives last night to my surprise there were a total of 194 active properties!

I would think the avg cost for the window and replacing should be around $250-$300 per window, pending there stock windows with no build outs.
