Non performing and Performing?

As far as pain medications, half the guys I know in construction have been on pain medications at one time or another.

But homestead/non-homestead is an important distinction, also if agricultural use or not....all factoring into a homeowner's right of redemption.

If I had cancer I'm pretty sure I could find medical reasons to persuade a court to adjourn your hearing  and it's not like there will be money to pay that mortgage while you are waiting for the eviction to go through.

You might want to shoot a test mailer out to local non owner occupied people at the price you are trying to sell it for and see what the interest level is. 

@Nicholas Baughman You won't know if they're squattors or owners or renters, and depending on whether they engage with you, you may not find out for a loooonngg time.I have no experience with buying occupied bldgs with non-cooperative tenants, but I know enough of the details in our area to know it's a specialty you'll need to be good at or hire someone who is. 

He paid is rent with his savings, but he ran out of cash.He reached  out to the VA who got him in touch with the Alston Wilkes Society, a non-profit group dedicated to assisting homeless and at risk persons. 

I've also worked with other non profit entities - charities, HOAs and IRAs, but not on a Private Family Trust. 

@Linda Weygant Oh CPA Jedi - Will @Jack B.have any issue with "non-qualifying use"? 

I know many say find the deal the money will follow.. but if you cant get into escrow because of lack of POF .. that strategy is a non starter..
