Say you bought it for $200,000 and sold it for $250,000 and they put $50,000 down.Your basis is now $150,000 and the principal payments that come in from the borrower will continue to lower your basis and the interest payment is taxed at ordinary income rates.

People who have done this have to patch it by having an attorney draft something up where the LLC informally assumes the mortgage payment responsibility from the people.Since you maybe stuck since it seems like your transaction is going through, you will need to also consider your Title Insurance Policy and Homeowner's/Landlord Policy as well.

This is roughly the message I send to my tenant 60 days before lease renewal:Dear tenant, Insert nice words....Your lease is expiring on [date]You have the following options:Renew your lease for 12 month at [rate] (If market rate is $100 higher I tend to increase something, if market rate is $200 higher I use (current rate + market rate)/2 for the new rate, if market rate is same or lower I would keep it the same rate)Move to a month-to-month lease at [rate x 1.25]Vacate from the premise on or before [lease end date]Please let me know by [deadline].

I thought owner occupied loans are supposed be lower interest rates then non-owner occupied loans or DSCR loans also I asked the lender if she could adjust the purchase price to $750,000 to see if that would lower the interest rate and the interest rate actually went up to 8.625% and pay 0.353 points I'm thinking I should find a mortgage broker that can quote me with multiple lenders to shop the rate and loan costs instead of a direct lender Thank you for the help!
