It turns out the property is a flip and is listed at a fair market (but high) price.

I'd say a lot of parks I've seen sold recently are in the $30k - $40k per pad range on average, so the 1% Rule seems to hold up fairly well.

With that, more receipts than I can keep up with paying and ensuring everything goes against the right GL and hasn’t been missed.Does anyone know of any software or app out there I can use for my maintenance crews to submit their invoices/receipts that will automate this more for us?

While I am not opposed to that, I am confident there are plenty of great deals in our state - we just haven't found them.Second, I want to ensure my financial analyses are as accurate as possible for each property, mainly my assumptions around estimating expenses.
