Thomas you need to add in your soft cost and sales cost.. commissions alone eat up a lot of that 170k when your talking a 800k exit.

I love all of the early 1900s homes, but am too green to take on major repairs.

They also pass the credit card use penalty to the owner instead of eating it themselves.
