I'm really hoping someone out there has been in this situation or done this type of deal so they can help me out here.I been buying and selling mobile homes for 4 years now both cash cash and lease to own financing but this is the first deal of its kind that I got involved with.

When I purchased the parcel I had a mobile notary meet myself & the seller and then I sent the contract in to the county to have it recorded.

Now, in AZ land is flat . . . you can get a dumpy house or mobile home with land for the price I used to sell dirt for.

Buy or create a mobile home park and get the same, if not more cash flow...Guaranteed bigger cash flow as you get more homes moved in.Its not going to be a walk in the park, but after you get educated, you'll be amazed about how nice an investment they are.

I have been attempting to find and purchase a Mobile Home Park that would be 100% seller financed.

Hi Eric, for awhile I was looking at investing in the Indiana market with mobile homes.

Years ago, I remember reading in one of Lonnie Scruggs books about mobile home investing that said never, never rent or sell on terms to someone who thinks your house is a downgrade.

Once we have some real money to invest we are interested in looking further into getting into preforeclosures, foreclosures, mobile homes, rehab (we have some great connections with contractors), duplex/triplex rentals and possibly REO properties.

This ladies family member died and they now have the mobile home to deal with.

(approx. 10 minutes from that new Exxon/Mobil campus construction site).
