The collapse and "L" shape recover in oil, Bakersfield has had less of a recovery than most other areas in California. 

Newbies can learn some information from these events and it may even motivate them, but you must be strong and say NO to their well oiled sales pitch if you want to keep your costs down.  

Doesn't look like someone just dumped a quart or two.oil near drinking water is a big issue for homes with buried heating oil tanks or above ground tanks leaking.

The buyers called an inspector that found an oil tank.

Assuming you are financing this property, you probably cannot borrow at 3.6% or less, which would mean that the return on your invested capital would be less than that (possibly negative)Unless you know something hidden, like they just struck oil nearby and you have the mineral rights, (not trying to be harsh here....but) this deal seems purely speculative.

The Houston Chronicle wrote an article a couple of months ago about the east side and how the r/e market and economy over there is going through somewhat of a boom because most of the jobs over there are on the downstream side of oil & gas. 

For just straight smoke would oil based stain killer cover it ? 

I've looked at some smaller multis around HWY 90 but the vacancy due to a slower Oil Sector concerned me, especially with C class assets.

And this was in Ontario, which has no bearing on the oil sands.
