Apparently, closing costs include the 3.5% down plus bank fees, which in realty ends up being double what i thought would be 3.5%, more like 7% with bank fees.

The highest volume wholesalers I think are Net Worth Realty and New Western Realty.

Hi @Craig Conte Some good markets you can look into in South Jersey would be Haddon Heights, Haddon TWP, Audubon, Willingboro, Somerdale, Magnolia, Stratford, Bellmawr, Runnemede, Barrington, Mount Laurel, Maple Shade, Berlin, Collingswood, Gibbsboro, Laurel Springs, Merchantville, Delran, Glassboro, Deptford, Mantua, Monroe and Pitman. 

They are the one stop shop since they have BMB Prop Mgt, Harris and Atkins Realty and run a maintenance crew. 

Hi, I am researching the idea of buying a single lot in Tacoma urban area to have a house built by a custom builder such as HiLine Homes,  True Built Homes, Realty Homes.   

The brokerage I work for, StarPointe Realty, does a good job and manages my own fourplex I own in Killeen.  

Maybe take a real estate licensing course or two, pick up a part time job with a realty office or a local landlord. 

In addition, I attended a 1 month real estate course at Keller Williams Realty.
