But, you could even tell them that emergencies (think water damage or structural damage) could be authorized without your consent.However, also consider if there's someone else State-side you could designate with a limited or durable Power of Attorney (which you need to do anyway since you're deploying).

me personally I don't feel to much of a difference on building structure 1 roof x amount of walls just seems bigger space obviously 2 tenants on a duplex = more calls and issues via them as well as double the appliances to maintain  but also double the rent just wanted to pick a few brains and see what people that have walked the walk so to speak feel about it:) thanks in advance

You should be able to get one for as much as 75% loan to value based on the appraisal, not the sales price (make sure you buy the property right, don't overbuy)You should be able to close on the new loan in less than 45 days; ample time for the seller to get his cash and retire.It's all about structure for the purchase that sets up the refinance
