Commercial Office Building Opportunity but need creative financin

I am a real estate broker and residential investor. i would like to get into investing in commercial and may have my first opportunity. I have a commercial office building for sale for $1.3M. A highly interested and well known company does not want to buy but wants to lease for a min of 5 years for $12,000 per month. The seller needs the cash as they are retiring.  So owner financing is not an option. The office building is move-in ready. I do not have the cash. How can I make this work. The numbers look good.
