This home we sold for $290k and Im slated to make $39k after all sale expenses and reno expenses deducted.The private money seems to cost me a bit more but the stress of not paying a monthly fee is nice.

I can't stress how important it is to start consuming as much reading/podcasts/youtube vids/etc as you can, especially in whatever niche you're going to focus on. 

However, listing a flip for sale can be extremely stressful.

I bet I have less stress than most 9-5 jobs.

Unless they charged you thousands of dollars in repairs, it's probably not worth stressing over and just find another PM you like better.
