But the next one you will likely need 10-20%, even if you tell them you are going to occupy 1 side of the second and rent out the unit you were in from the first duplex.Why not just go right to a 4-plex with FHA?

The down side would be the same as any bank the buyer could end up not paying and you would have to foreclose on him and they could damage the property out of anger/spite.
