When you are going to A areas I can understand but b- to c+ areas still working I belive.For example if you buy and fix for 80k and sell for 110k or 120k, why sell?

You're telling me you are willing to sell it to a wholesaler for "low ball offer" which these days is 60-70 cents on the dollar vs taking a Premium on a sub 3 note?

Cold calling is by far the quickest way to reach out to homeowners to find out if they want to sell but like everything else in order for it to work you need to be consistent.

If these were good, on time paying renters why would a seller sell and why at 70K below value?
