Also MLS properties have sellers that are ready to sell and are selling because they have to by choice or otherwise.. 

I've been searching for a while here on BP but have not found a thread related to my situation:I've been renovating and renting a property for just over 2 years and may be in a position to sell/close in the next 30-60 days.I am trying to cut-off major projects at this time to make a clean break, however we have committed to replacing windows in one of the units (windows are already ordered), with total project lead-time of 45-60 days (windows have been hard to get for the past year).In the event we have a closing date PRIOR to window installation, how should we handle paying the contractor?

Both want to sell and I’m closing on one of them with a Subject to deal

If it is because you want to sell real estate, it's vital.If you want to be an investor, then my suggestion is take the classes, but don't take the test. 

Take the loss and sell the property and reinvest in REITs to benefits from the housing market rebound after rate drop.

We bought at the peak of the market in 22, and can’t stomach the loss in equity + paying an agent to sell.

I'd agree with @Wayne Brooks that is sounds like something made up to sell classes.Many states require a mortgage broker license to broker loans. 

And, I know people hate the sales-y part of eXp info, but there are lots of different avenues to grow over time within the brokerage outside of selling real estate.

NO smoking, alcohol or drugs. 

Maybe time for me to start selling and wait for the fear to arrive once again and pick up some more amazing opportunities.
