I secure the property and does the rehab, and he is paid on the back-end once its occupied and refinanced.How does a deal like this work?

@Justin R,  thank you for your information,  I did ask the inspector who came out to my house, he said the high occupancy house regularly is being challenged in court , therefore it’s not enforced.  

It takes around 2-3 years for a website to rank organically and produce deals.As most deals today can be listed an sold as is to regular non investor buyers for a premium.

A run down office building converted to bunk rooms has got to be better than a muddy tent city in the middle of the I-5/I-90 interchange.And unrelated to investing,  I assure prior poster that anybody who is a regular bicyclist is very aware of who will win in a bike/car collision.  

As such, in an effort to satisfy my own curiosity, is it ridiculous for me to consider cross-collateralizing two vehicles to secure a loan and get started with a house-hackable duplex or other small investment property?

If your local market has a shortage of open apartments, people may be applying to multiple places even if they aren't sure they want it, in an attempt to secure housing.

Hi just starting out in wholesaling and am looking for title companies that are familiar with assignment of contracts and double closing or any that regularly work with investors.

This isn't a regular all cash deal.

Also most if not all Title companies will NOT take a certified check as those were subject to counterfeit  maybe the local attorney closer will take them but if you use one with a big title company they will wait for them to clear just like a regular check.. 

I personally prefer a legal position involving deeded ownership or secured lien position; however almost any real estate activity can be profitable given the right set of circumstances.
