Lenders many times advertise 2 points but most people get a little shock when they get the actual settlement statement and there is another 2k to 3k in junk fee's lenders cannot stay in bizz doing loans at 100k and under if they cant bring in at least 4 to 5k a file be it points or junk fee's or both..

I have underwritten about 50 parks so far and if you can find one onCity waterCity sewerCity owned streetsBuy it, you will find most are on well water (testing is the problem on a daily basis) septic or lagoon or leaching fields (doesn’t that sound pleasant) most parks don’t have separate meters for the lots so you have no way of knowing who is using most of the water, and even if its city water normally it is billed to the park and then you have to figure out a way to bill the tenants in accordance with that city or states laws.

We just moved from Jackson, MS and were shocked that many of the houses, especially the newer ones, lacked gutters yet fought with Yazoo Clay that cracked foundations on slab homes.
