There is a large learning curve to not only know what to look for, but also finding people to do the work reasonably, as well as to manage them, etc.  

Investors work with real people.

(PEOPLE).

Many people forget to include a CapEx fund, Property taxes, and even the amount of Income Tax you'll pay on your monthly income.

Realistically, if rents can't keep up with costs over the longer term, fewer people will buy rentals and there will be fewer options for those who can't afford to or choose not to own a home.

Many investors I work with from the Bay Area are purchasing here and many people from the Bay Area are relocating here as work from home becomes more accepted.

Calculating ROI (CoC, Flow, Appreciation, etc)Would love to know how, and how often people are looking at the numbers to determine when to refinance, sell, or just track performance. 

The house is currently occupied by the people that the bank foreclosed on. 

My intent in posting here was to get advice/perspectives from other people to bring to the table when I talk to my agent. 

With all the jobs in Franklin and Brentwood, people were pushed south for housing in Spring Hill and Thompson's station.
