Are there any examples of ads on BP that I could build upon, to make sure I am talking the same language and model a deal that is to the benfit of both parties?

Market rents in the area are a little higher so we are hoping to raise them to around 700-750 with a little work which would put the cap rate closer to 11% for us.I haven't talked to the seller but from the 3rd party that is introducing us he said he is willing to take a sellers note.

I have spent countless amount of hours reading on the topic wholesaling and can easily say that I've read almost everything there is to know at least 5 times but have yet to read about how someone would relate the %ARV concept to a seller and still create a win win situation for all parties involved in the deal.

At 35% of ARV I would probably move forward with the deal as it stands provided that the repair cost isn't something crazy.

If your margins are tight and your market changes or if your development is too unique for you neighborhood that there are no comparables, you could stand to get into trouble.Goo luck.

Guess I can't win them all.I'm not sure where the law stands on recorded conversations.In california, recorded conversations without the consent of all parties are illegal or not admissable as evidence.
