@Dmitri Korobov In areas like San Francisco, it' like where I am in Orange County, there's an appreciating market, and finding real "deals" are extremely rare, escpecially what would be considered "wholesale".

If you had 24 seller financed homes out here though you're looking at 12M minimum in orange county at least.

@Samvel Gevorgyan: yeah its so difficult for middle class beginners to get in RE without financial help from family, in orange county even if you get in you will probably be making negative cash flow in the beginning.

I've seen enough Judge Judy to know that renting out single rooms against Zoning Regulations is fraught with danger (not least of which are Tenant-related personality/behavioural issues).Time to think multi instead?
