Local MFA returns are incredible at the moment and I'd like to get in on at least one cycle of them, if possible.At the minimum, then, I'm looking for Phoenix MFA deals... but even more specifically, I'd really prefer that the sponsors be based in Phoenix or -- even better yet -- be from Phoenix!

You will need to search for off-market deals because they are the ones that aren't that desperate to sell versus the MLS where they want the money right away mostly due to buying another house immediately.

The seller drove two hours to unlock the house for me, and no one showed up. 

My costly mistakes came from thinking I knew it all.Begin with house hacking - buy a duplex, live in one unit, rent the other.

Then one day I decided to move out of state.

I am converting this back to a duplex, going to live in one half and rent out the other.

But as my first one I learnt a lot doing this deal so hoping to use that for future deals. 

Weird... we have had several issues with Zillow but never this one.

NJ is notoriously one of the most expensive states to live and invest in.

I'm sure one will chime in here, but I'm pretty sure an LLC is just a pass through entity, so it doesn't confer you any tax benefits.
