Typically my initial lease term is a minimum of 2 years.Too many costs/aggravations associated with getting a new tenant…vacancy, repairs/painting, new C of O requirements, headache of security deposits etc.

I typically use the 2% rule as my initial evaluation for buy and hold, but honestly, most of mine properties are around 1.5-1.7%.

Let me know if you want a good deal on blinds, my father owns a wholesale window blind manufacturing company in Livonia.Note: in my initial calculation I did not account for 1/2 cable/wifi cost ($65) which were not provided before I took ownership so my calcs are a bit skewed.

My initial offer this year they countered but I was not interested at that level.So I will watch it for price reductions until I get my price or I won't buy it.
