With the prices we have here I've seen people get totally cleaned out having to compete higher and higher to purchase a home preventing them from investing.

Is there some type of agreement or document to prevent the seller from sending other deals to my buyer or doing the deal without me after having them speaking on a conference call?

I've looked into some turnkey companies as I would definitely have to be a more "hands-off" investor since coaching and teaching prevent me from getting to a property quickly.  

Bonus points because it'll probably prevent all the automated stuff.

I am looking to be the Owners Rep and deal with GC directly.I agree "the tasks listed are the General Contractors responsibility"; however, as a developer I haven't found (yet) a GC who can perform those tasks efficiently so it had forced me to create and implement systems in order to scale my business. 

So anything you can do to prevent them from questioning your claims is worthwhile in my opinion.

My question, how do you prevent getting bed bugs?

To prevent things like this in the future, you may want to get previous landlord references from all applicants to ensure that they took care of their last rental. 

I understand it's a balance, so I'm glad you guys found a solution that doesn't prevent non-paying members from joining the local discussion (saying this as a paying Pro member.)
