@Michael A Pierson Sorry for the confusion I may have created with my post.I tend to use the word "provider" as a general term to describe those that primarily assist you in facilitating a self-directed IRA (such as consulting, helping you set up LLCs, offering legal and/or tax advice, selecting a custodian or TPA, etc) but do not actually handle and disperse the funds used to make the investment.

This time I hired a marketing agent to handle some of the specifics because we were at the very tail end of my orders (boxes packed) when the hurricane hit. 2 days later my marketing agent said she was taking the listing off the market for two weeks and would re-list at a higher price point to focus potential tenants.

But if you are handling this as a flip, just putting it in a list...Upgrades to the house since its purchase on August 2018: paint living room, paint master bathroom, new kitchen counter, terracing yard with retaining walls, planting XX bushes and plants, adding drains to basement and yard, replacing living room lights, …The idea is to honestly market the house, identify the work, but do not focus on it.

They got better tenants, dealt with all the leases and advertising, collected the rents, and handled the problems so we didn't get the 3am phone calls.
